Advance Payment: All reservations require the first night room rate and tax to be paid at time of booking. This payment can be done by credit card or debit card. The advance payment is applied to the balance due for your reservation. The remaining balance is due on arrival.
Check In: Check in time is 4:00pm CST. All check ins are handled from our main office located at The Inn at St Thomas Square, 8730 Thomas Drive #1101. Keys are not available until the property is ready for occupancy at 4:00 pm. No exceptions to this policy will be made. Only the person named on the reservation will be allowed to check in unless other arrangements have been made. Agent will use reasonable efforts to have the rental property ready for Guest(s) occupancy at check in time, but Agent can not guarantee the exact time of occupancy. Our office is not open 24 hours, please call our office in advance for after hours arrival details.
Check Out: Check out time is 9:00 am CST. Check out must be strictly enforced so that Agent has adequate time to prepare for the next guest. Please return all keys and arm bands to our main office before leaving. With approval check out time can be extended to 10:00 am for $25, 11:00 am for $50 or 12:00 pm for $75. Guests that do not vacate the rental property by 9:00 am are subject to a $100.00 fee. There is a $20.00 fee for each key not returned.
Damage Insurance: All reservations will be charged a fee for Travel Guard Accidental Rental Damage Insurance. This fee will provide insurance coverage for unintentional unit damage from $500 - $1000 depending on premium amount. Damage insurance is not optional and is not refundable. Please report any damages to our office.
Cleaning Fees/Housekeeping: All reservations will be charged a departure cleaning fee. This fee is based on the size of the unit. A basic supply of linen is provided for each unit. Bed linen and towels are not changed during your stay. Units are provided with an initial supply of toilet tissue, bath soap, garbage bags, dishwasher soap and laundry detergent. Any additional supplies are the guest(s) responsibility.
Parking: A parking permit is required for all vehicles. Permits cost between $10 - $25 depending on the property. Some properties do not allow parking of oversized vehicles, buses, trailers, boats, etc and some limited parking to only one vehicle. Please ask out your specific rental location if you have any questions. Boat and trailer parking at The Inn at St Thomas Square requires registration and $30 fee.
Age Requirement: There must be at least one person 25 years of age or older occupying the unit at all times. Anyone who does not meet this requirement will not be allowed to stay. No refunds will be given for violations. Top of the Gulf is the only exception. This property has a minimum rental age of 21.
Keys: Room keys must be returned to our office on check out. Do not leave in unit. If leaving before our office opens, place keys in the key drop slot by our office door. $20 fee for each unreturned or lost key. This amount will be charged to your credit card.
Arm Bands: Most properties require guests to wear armbands of some kind. There is a $10 refundable, cash deposit required for each armband needed. Armbands are obtained at check in and must be returned at check out. A $25 charge will be placed on your credit card for each unreturned arm band.
Cancellation: All cancellations will incur a $45.00 cancellation fee. Reservations must be cancelled 7 days or more prior to arrival (30 days for monthly rentals, 14 days for group reservations). If cancelled less than 7 days, the first nights advance payment will be forfeited.
Furnishings: Unit furnishings are subject to change without notice. Furniture, bedding, kitchen items or any other property supplied with the rental property must not be taken out or transferred from one unit to another. Condos are individually owned and furnishings are not to be shared.
Lock Outs: There is a $50.00 service fee for any guest locked out of their unit after our office closes. The fee is payable upon entry into the unit.
No Smoking: All units under Blowin N The Winds management are non smoking.
Pets: Absolutely no pets are allowed
Refund Policy: Agent cannot guarantee against mechanical failure of air conditioning, heating, TVs, dvd players or appliances. Please report any problems to our office immediately. Agent will make every reasonable effort to have repairs done quickly and efficiently. No refunds or rent reductions will be made due to failure of appliances or equipment. Likewise, Agent has no control over power failures, cable and telephone service interruptions or loss of water. No refunds for early departure or delayed arrivals. Changes to your reservations can be made at any time prior to check in.
Acts of GOD: Neither Owner nor Agent shall be liable for events beyond their control which may interfere with Guest(s) occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, or inclement weather. No refunds will be offered in these circumstances.
Unit Requests: Agent will try to honor all requests for a specific unit, bed arrangement, etc but due to sales, maintenance, etc. no guarantee can be made.
Evictions: No refunds will be given if you are evicted from your unit. This includes all room charges and security deposit.
